The Problem
Real estate is the preferred investment of Senegalese people but access to rental property investment is reserved for an elite: millions of FCFA are needed to acquire a property in Dakar. The middle class and diaspora want to invest in Senegalese real estate but lack the capital or skills to manage a property remotely. Local real estate developers struggle to raise funds from traditional banks to finance their construction projects.
The Opportunity
Dakar's real estate market delivers gross rental yields of 7 to 12% per year, well above bank savings rates (3-4%). Real estate crowdfunding is the most dynamic fintech segment in Europe (+30%/year) and remains virtually non-existent in French-speaking Africa. The Senegalese diaspora sends over 1,000 billion FCFA per year to Senegal, with a growing share seeking structured and profitable investments.
The Concept
ImmoKëfu selects and acquires rental real estate in Dakar (apartments, commercial spaces, residences) through dedicated real estate civil companies (SCI). Each property is tokenized into 50,000 FCFA shares accessible via the mobile app. Investors receive their share of the rents each month via Wave or Orange Money. An expert committee selects properties based on strict profitability and liquidity criteria. ImmoKëfu fully manages rental, maintenance, and accounting. After 5 years, investors can resell their shares on a secondary market integrated into the platform or during the property sale.
